Check Condensing Unit Condition and Position. Check Contactor for Charring of Contacts. Check Capacitor. Check Wiring and Wiring Harnesses. Check High & Low Voltages. Check Service Valves for Refrigerant/Oil Leaks. Check Service Valves for Service Port Refrigerant/Oil Leaks. Check Filter Dryer for Damage & Refrigerant/Oil Leaks. Check Lineset for Damage or Missing Insulation. Check to see if House Opening for Lineset is Sealed. Check for Loose or Missing Screws, Bolts and Fasteners. Check for Loose or Damaged Fan Blade. Check for Loose or Damaged Motor. Start conducting Spring PMA on Evaporator Coil and Furnace. Test Operate. Check Amperage Draw on AC or Heat Pump Fan Motor. Check Amperage Draw on Compressor. Check and Balance Refrigerant Charge! (Refrigerant Cost Is Not Included). Spring PMA (Preventative Maintenance Agreement). Maintenance Performed on Your: Evaporator Coil (A-Coil), Furnace, Thermostat, Ductwork & Associated Equipment ! Check Thermostat. (Properly Mounted & Operating Properly). Check Air Filter Condition. (Customer Provides New Air Filter) Check Evporator Coil Cabinet for Damage and Rust. Check Evporator Coil Condensate Drain Pan, Drain Line & Drain Fittings. Check Evporator Coil Lineset and fittings for Refrigerant and/or Oil Leaks. Check Evporator Coil Lineset for Missing Insulation. Check Ductwork for Loose, Missing or Damaged Parts. Check Flue for Holes, Loose, Rusty or Damaged Parts. Check Gas Lines, Fittings and Valves for Loose, Rusty or Damaged Parts. Check Gas Lines, Fittings and Valves for Gas Leaks. Check Furnace Cabinet and Doors for Damage. Adjust Doors as needed. Check Pilot Assembly and Thermal Coupler. Check Hot Surface Ignitor Clean Flame Sensor. Check and Clean Burners. Check Heat Exchanger for Rust and Cracks. Reassemble Burners. Brush and Vacuum Burner Compartment. Check High & Low Voltages. Check Wiring and Wiring Harnesses. Clean Blower Motor and Blower Compartment. Lubricate Blower Motor, as needed. Adjust Blower Motor Belt, as needed. Check Blower Motor Capacitor. Check for Loose or Missing Screws, Bolts and Fasteners. Test Operate (Thermostat to Cool Position) To Test Operate Heat Pump, Set Thermostat to HEAT Position, Set Fan to AUTO and Set Temperature 5 Degrees Higher Then Room Temperature. (If Outdoors Temperature is Below 35 Degrees, Heat Pump Will Not Start). To Test Operate Furnace, With Air Condtioner, Set Thermostat to HEAT Position. Set Fan to AUTO and Set Temperature 5 Degrees Higher Then Room Temperature. (If OutSIde Temperature is Below 35 Degrees, Heat Pump Won't Start). Test Operate Furnace, Without Heat Pump, Set Thermostat to E-Heat or Aux Heat, Set Fan to AUTO, and Set Temperature 5 Degrees Higher Then Room Temperature. (If OutSIde Temperature is Below 35 Degrees, Heat Pump Won't Start). Check Amperage Draw on Blower Motor. Turn Off Pilot Flame, as needed. Go to Condensing Unit to Check and Balance Refrigerant Charge. Return to Check Evaporator Condensate Drain Pan, Fittings and Tubing. Make Recommendation for Service, Repairs and/or Replacement, if needed. Fall PMA, (Preventative Maintenance Agreement). Performed on Your: Air Conditioner and/or Heat Pump! Switch Thermostat to Heat Position and place Fan in Auto. Check Air Conditioner Condensing Unit Cabinet Exterior for Damage. Cover Air Conditioner Condensing Unit Cabinet, If Requested. No More Maintenance Required for Air Conditioner Condensing Unit. Continue Maintenance, If Performing PMA for Heat Pumps. Check Condensing Coils for Dirt Buildup. ($39.95 Cleaning Fee). Check Amperage Draw on Compressor. Check and Balance Refrigerant Charge! (Refrigerant Cost Is Not Included). Fall PMA (Preventative Maintenance Agreement). Make Recommendation for Service, Repairs and/or Replacement, if needed.
